I grew up in this corridor and I've spent my career in it — Gilbert and Chandler out through Queen Creek, San Tan Valley, and Apache Junction. Most of my work has been on the new-build side, where the contract belongs to the builder and the knowledge that matters is what's actually negotiable before anyone signs.
Insurance first
Years spent reading policies and pressing carriers on language. Unglamorous training, and the reason I read a purchase contract line by line instead of skimming for the price.
Licensed at broker level
Not the agent tier — the one above it, which takes additional coursework, documented experience, and a separate state exam. Arizona license BR698637000.
Ran a brokerage
I served as designated broker, responsible for supervising other licensees, their files, and their advertising. Running the compliance side permanently changes how you handle your own deals.
Building what's next

Buyers walk into model homes without representation every day
The sales agent sitting in that model works for the builder. They're good at their job — their job just isn't representing the person across the table. The paperwork is the builder's own form rather than the standard state contract, and it's written accordingly.
The work I've built a career on is the other side of that table: comparing communities and lot premiums honestly, tracking what each builder is offering month to month, reading the addenda, watching the construction timeline, and showing up to the walkthroughs. Resale purchases and sales throughout the same corridor too — new build is where the specialized knowledge sits, not the limit of the work.

Slow at the front, fast at the end
I'd rather spend an extra two weeks up front — on the community, the district, the lot, the builder's track record — than spend them in escrow discovering a special assessment nobody mentioned. Most of the expensive surprises in this corridor are knowable in advance if someone bothers to look.
I keep my roster small and stay reachable to the people on it. That's a deliberate constraint, not a stage of growth I'm trying to get past.
